  • No, you can make an offer on a property subject to obtaining finance approval, as long as it’s done within a given timeframe. If your offer is accepted then you’ll need to obtain finance approval within that timeframe, otherwise the seller can sell the property to another buyer.

    We think it’s better to have pre-approval. It provides more confidence to a seller that the sale will go smoothly, and in the case of multiple offers, pre-approval can improve your position over another offer without pre-approval.

  • Yes, you can make an offer on a property subject to your current property selling. If your offer is accepted there will be a timeframe for you to secure a buyer for your existing property, otherwise the seller can move to sell the property to someone else.

    This is not an unusual position in the current environment. However, it could diminish the attractiveness of your offer to a seller. If this is the case, you may have to find ways to strengthen your offer and provide reassurance that you’re committed to selling your current property. If there are multiple offers on a property and others aren’t subject to the sale of a property, this could result in another offer being accepted over yours.

    • While many people think placing a lowball offer is good practice, it seldom ends well and sets the negotiation off to a bad start. if you want the property, be reasonable about your offer otherwise you could be wasting your time
    • If you have a property to sell that you are dependent on to be able to settle your offer, then you will need to show real commitment to selling that property. In fact, you may want to consider sweetening your offer because you run the risk of a more certain offer being accepted over yours if you don’t make it worthwhile for the seller.
  • Yes, you will require a settlement agent to settle your purchase with the sellers settlement agent.  They will make sure all the relevant checks are done and all things financial are settled and the transfer of title takes place. We can direct you to a settlement agent if you do not have one.
