Frequently Asked Questions

  • No, you can make an offer on a property subject to obtaining finance approval, as long as it’s done within a given timeframe. If your offer is accepted then you’ll need to obtain finance approval within that timeframe, otherwise the seller can sell the property to another buyer.

We think it’s better to have pre-approval. It provides more confidence to a seller that the sale will go smoothly, and in the case of multiple offers, pre-approval can improve your position over another offer without pre-approval.

This is part of what we call being ‘Buyer Ready’. If you’re looking at properties with us, we’ll be more than happy to take the time to discuss the things you can do to better position yourself to secure your dream property.

  • Yes, you can make an offer on a property subject to your current property selling. If your offer is accepted there will be a timeframe for you to secure a buyer for your existing property, otherwise the seller can move to sell the property to someone else.

This is not an unusual position in the current environment. However, it could diminish the attractiveness of your offer to a seller. If this is the case, you may have to find ways to strengthen your offer and provide reassurance that you’re committed to selling your current property. If there are multiple offers on a property and others aren’t subject to the sale of a property, this could result in another offer being accepted over yours.

Having your ducks in a row here is important. As mentioned, this is not an uncommon position for buyers to be in. We help buyers become ‘Buyer Ready’ so when they make an offer on a property, it’s presented as best as possible. We also help many buyers who have a property to sell, to navigate buying a property and selling their current property – this way we can hold the chain together and all parties remain confident.

If you are seriously looking at buying your next property, then you should talk to us about how we can help you secure a buyer for your current property and make you more ‘Buyer Ready’.

  • There are two things you can do here:

    • Firstly, register with us and we’ll let you know the minute something comes onto the market to give you a head start.
    • Secondly, talk to us and we’ll be happy to help you become more ‘Buyer Ready’, so when your dream property comes up, you’re well positioned to have your offer accepted and proceed to a successful settlement.
  • Don’t panic, we have a team that specialises in the Openn Negotiation system and often sell properties using the platform. Our team knows how it works and is more than happy to advise you on the process.

  • This is a common concern with buyers. We all want to pay the lowest price, but we don’t want to miss out on our dream property by making an offer that’s too low. Sometimes offers are not all about price, but giving certainty to the seller. These are some key tips on how to strike the balance:

    • Talk to the agent. A good agent will know their seller and will be able to talk realistically about price expectation in the context of the market.
    • Do your own research on price against comparable properties and the local market to be able to confirm the value in your own mind
    • Be an attractive buyer. For example, if you require finance get a pre-approval.
    • While many people think placing a lowball offer is good practice, it seldom ends well and sets the negotiation off to a bad start. if you want the property, be reasonable about your offer otherwise you could be wasting your time
    • If you have a property to sell that you are dependent on to be able to settle your offer, then you will need to show real commitment to selling that property. In fact, you may want to consider sweetening your offer because you run the risk of a more certain offer being accepted over yours if you don’t make it worthwhile for the seller.
  • Yes, you will require a settlement agent to settle your purchase with the sellers settlement agent.  They will make sure all the relevant checks are done and all things financial are settled and the transfer of title takes place. We can direct you to a settlement agent if you do not have one.
